HOUSE RULES

In order to ensure that your stay with us is as comfortable and harmonious as possible, there are several house rules that should be followed. The most important thing is to be considerate to your fellow tenants and to be responsible when enjoying the house.

Here are the basic house rules:


1. Keep the kitchen clean

Food boxes / plastic bags / scraps: Please discard and dispose of these food-related waste properly. There should not be any food waste left overnight in the kitchen to minimise the potential problems of pests such as cockroaches, houseflies and rodents. Make sure food waste is secured in a plastic bag and thrown into the garbage bin outside.

Utensils and dishes: Please wash all utensils and dishes after use. If the sink is messy or dirty after use, please take an extra 5 minutes to clean up the sink too. 

Cardboard under gas tank: The cardboard is to protect the floor from the gas tank. Please make sure the cardboard remains under the gas tank, especially when the gas tank is being replaced.


2. Keep the garden and porch clean

Rubbish: The garden and porch is used for hanging clothes to dry after washing, so please do not throw rubbish, including cigarette butts, in the garden or porch.

Garbage bin: Please use the garbage bin properly. Place any rubbish or waste into a plastic bag and place inside the bin. Make sure the lid covers the garbage bin entirely.  This prevents the accumulation of rainwater within the bin and avoids stench buildup. 

Cars / Motorcycles / Bicycles: Motorcycles and bicycles have priority for parking under the shade in the porch. Please do not park cars in the porch unless there are no other tenants using the porch space for their motorcycles or bicycles. There is plenty of free and safe roadside parking just outside the house.


3. Keep the noise levels down

Noise / Music: Remember that most tenants are students in UTAR Kampar, who will be studying, revising, or working on their assignments, and who will all have different daily timetables. Please be considerate and maintain peace and quiet at all times. It is ok to listen to music, but not ok if the music can be heard 3 streets away.

Parties: Parties are not encouraged. There are better places and venues to hold parties. Study groups are fine but please make sure to tidy up afterwards. Since the chairs can't walk by themselves, please make sure the chairs are returned to where they were originally found.


4. Prompt payment of rental and share of utilities

Rental: You are eligible for a RM5 rebate for each month that you pay your rent by the 5th of the month. The total rebate is payable only after you have stayed for 12 months. So if you pay your rent by the 5th for every month that you stay with us, you will receive a rebate of RM60.00 after 12 months.

Utilities (Water / Electricity / Broadband): Utilities are NOT included in the rent and are shared equally by all tenants. Please be gracious and pay your share of the utility bills promptly to the person who has settled the bills on everyone's behalf.


5. No smoking, alcohol or drugs allowed
